A non-refundable deposit of 50% of the total cost is payable at the time of booking. The balance of the money becomes payable 6 weeks before arrival.
If you book 6 weeks or less before arrival you will be required to pay the full amount due. A £300 security deposit is also required. Payments must be made by bank transfer.
A refundable security deposit is payable before the start of your holiday. The security deposit is held to cover any losses, damage and / or additional cleaning charges if the property is left in an unsatisfactory condition. The security deposit will be refunded to you within 14 days of departure subject to deductions necessary by reason of your, or any member of your party's, breach of your obligations.
We allow well behaved dogs, but we do ask that any dogs do not go up stairs into the bedroom areas.
The change over day is a Friday. The house will be available to you from 3pm. You are required to leave by 10am on the day of your departure.
Short breaks (minimum 3 days) are available during "off peak" periods. Please call Adam on 0797 468 9464 or email email@example.com with your request.
The number of people in the house must not exceed twelve. The only exception would be babies in travel cots staying in a room with an adult(s)

The price includes gas, electricity, bedding, towels and VAT. All bathrooms have Gand soap and we provide a small welcome pack to keep you going.
Yes, however sometimes the strength of the signal is poor in Cumbria.
Yes we provide both, however you will need to bring your own cot bedding

The property has a shaled drive area at the back of the house, which can park 2 larger sized cars. In addition the road that runs at the back of the house does have free parking with no time restrictions and a few spaces again on the main road at the front of the house which can get busy at times.
After you have paid in full, you will receive final confirmation, we currently use Coniston Cottages who support us with changeovers and meet and greets, You can contact Sandy/Stuart on main office 015394 41114 (out of hours mobile or if office is unavailable 07979 422081) or by emailing firstname.lastname@example.org. Please contact them a few days before your holiday starts to arrange approximate arrival times.
We expect a certain amount of wear and tear and this applies to the odd smashed glass or broken plate. If something does get damaged at the house, please let us know at the earliest opportunity.
It is sometimes reasonable to expect to pay for more serious damage and breakages such as incidents to carpets, broken windows etc.
