How can I book Holmthwaite?

Do you require a deposit?

A non-refundable deposit of 50% of the total cost is payable at the time of booking. The balance of the money becomes payable 6 weeks before arrival.
If you book 6 weeks or less before arrival you will be required to pay the full amount due. A £300 security deposit is also required. Payments must be made by bank transfer.

What is the security deposit?

A refundable security deposit is payable before the start of your holiday. The security deposit is held to cover any losses, damage and / or additional cleaning charges if the property is left in an unsatisfactory condition. The security deposit will be refunded to you within 14 days of departure subject to deductions necessary by reason of your, or any member of your party's, breach of your obligations.

Can I bring a dog?

We allow well behaved dogs, but we do ask that any dogs do not go up stairs into the bedroom areas.

When is the changeover days?

The change over day is a Friday. The house will be available to you from 3pm. You are required to leave by 10am on the day of your departure.

How do I book a short break?

Short breaks (minimum 3 days) are available during "off peak" periods. Please call Adam on 0797 468 9464 or email with your request.

Can I take an extra person?

The number of people in the house must not exceed twelve. The only exception would be babies in travel cots staying in a room with an adult(s)

What is included in the price?

The price includes gas, electricity, bedding, towels and VAT. All bathrooms have Gand soap and we provide a small welcome pack to keep you going.

Is WiFi available?

Yes, however sometimes the strength of the signal is poor in Cumbria.

Do you provide a cot and high chair?

Yes we provide both, however you will need to bring your own cot bedding

Can we use the log burner?

Yes, please provide your own wood and clean it out after your stay

How many cars can park at the property, and what are the nearby options?

The property has a shaled drive area at the back of the house, which can park 2 larger sized cars. In addition the road that runs at the back of the house does have free parking with no time restrictions and a few spaces again on the main road at the front of the house which can get busy at times.

Who do we contact before we arrive?

After you have paid in full, you will receive final confirmation, we currently use Coniston Cottages who support us with changeovers and meet and greets,  You can contact Sandy/Stuart on main office 015394 41114 (out of hours mobile or if office is unavailable 07979 422081)  or by emailing Please contact them a few days before your holiday starts to arrange approximate arrival times.

What would happen if something gets damaged at the property?

We expect a certain amount of wear and tear and this applies to the odd smashed glass or broken plate. If something does get damaged at the house, please let us know at the earliest opportunity.

It is sometimes reasonable to expect to pay for more serious damage and breakages such as incidents to carpets, broken windows etc.

I booked this holiday let for our village book club. There were a few of us but we slotted in nicely due to the size of the place. We loved the local museums and read and discussed the poems of John Ruskin. Loved the views from the rooms and the friendly Coniston folk. The pub grub was excellent, especially the Cumberland sausage. We hope to book next year.
The Hunts
We recommend this holiday home if you have a large party. We stayed with our walking group friends, as we hadn't tackled The Coniston Old Man, which we thoroughly enjoyed. A perfect base, practical and pretty.
